Why radon is a Front Range problem

Radon is a radioactive gas you cannot see, smell, or taste, produced as the uranium in soil and rock breaks down. The granite-derived soils along Colorado's Front Range produce a lot of it, which is why the EPA puts Larimer County in its highest-risk zone and why so many Fort Collins homes test above the 4 pCi/L action level. The gas seeps up through slab cracks, sump pits, and utility penetrations, and modern, tightly sealed homes hold onto it. Long-term exposure is the leading cause of lung cancer among people who have never smoked, per the EPA — which is a heavy sentence to hang on a gas that costs about as much as a water heater to fix.

Because that's the honest good news: radon is one of the most solvable problems a house can have. A properly installed mitigation system runs quietly around the clock and typically brings even high readings down dramatically. Ours come with post-installation testing included, so you see the "after" number instead of taking our word for it.

How mitigation works

The standard fix is sub-slab depressurization: a suction point cored through the basement or crawl space floor, a sealed pipe run to the roofline or exterior, and an inline fan that puts gentle vacuum on the soil beneath the house. Instead of radon drifting up into your living space, the system captures it below the slab and vents it above the roof, where it disperses harmlessly. Installation is usually a one-day job, the fan draws about as much power as a light bulb, and a manometer on the pipe lets you verify at a glance that the system is pulling.

Routing matters as much as physics — nobody wants a white pipe up the front of their house. We plan runs through garages, closets, and back elevations where we can, and keep the exterior work tidy where we can't.

Local, certified, and used to deadlines

We install radon systems across Fort Collins, Loveland, Timnath, Windsor, Wellington, and Laporte — everything from 1970s tri-levels near CSU to new builds east of I-25 that came with passive rough-ins ready for a fan. Our installers are certified, our systems are guaranteed to lower levels, and post-install testing is part of every job, not an upsell.

A lot of our calls come from real estate transactions, where a radon result surfaces during inspection and the clock is running. We're built for that: fast scheduling, clean one-day installs, and the retest documentation your closing needs. If you're mid-transaction, say so when you call and we'll work to your deadline.

Already have a system? Have it checked if the fan is more than a few years old or the manometer fluid is sitting level — a dead fan turns a mitigation system into decorative pipe, and homes change enough over time (finished basements, new sump pits, radon creeping back) that a periodic retest is cheap peace of mind for any house along the Front Range.
